Οι κατοικίες είναι ποσοτικά τα περισσότερα κτήρια που οικοδομούνται και καθορίζουν την εικόνα του δομημένου χώρου και στην αρχιτεκτονική τους εκφράζεται το συνολικό ιστορικό, κοινωνικό, οικονομικό, πνευματικό και καλλιτεχνικό πλαίσιο κάθε εποχής.  
Κατά τις εξεταζόμενες ταραγμένες περιόδους, η κατοικία στην Αθήνα έπαιξε συχνά τον ρόλο ανελκυστήρα κοινωνικής κινητικότητας ,μετατρέποντας ευρείες μάζες του αγροτικού και μεταναστευτικού πληθυσμού, χαμηλών και μεσαίων εισοδημάτων σε αστούς, μεταλλάσσοντας προοδευτικά τα πολυάριθμα μικρά και μεσαία στρώματα που επεδίωκαν να βελτιώσουν την οικονομική και κοινωνική τους θέση, αναζητώντας κάθε φορά νέο τόπο και τύπο κατοικίας.
Το όνειρο της ατομικής κοινωνικής ανέλιξης και η προσδοκία της κοινωνικής προόδου αποτελoύν τα κυριότερα ιδεολογικά χαρακτηριστικά του μικροαστισμού,  καθώς οι μικροαστοί διακρίνονται για την ανάγκη μιμητισμού και ταύτισης με τα ανώτερα κοινωνικά στρώματα και ασπάζονται τις αστικές αξίες και τον αστικό τρόπο ζωής. Η επένδυση τους στην κατοικία δεν αποτέλεσε μόνο μικροαστική σύμβαση ή απόρροια ενός κοινωνικού θεσμού αλλά υπήρξε παράλληλα και μέσο για ασφαλή τοποθέτηση των ιδιωτικών αποταμιεύσεων.  
Οι επικρατούσες οικονομοπολιτικές συνθήκες των εξεταζόμενων περιόδων, σε συνδυασμό με τον διακαή πόθο της κοινωνικής ανέλιξης, διαμόρφωναν τα  εκάστοτε νέα κριτήρια επιλογής κατοικίας, σύμφωνα με τα μεταβαλλόμενα καταναλωτικά πρότυπα της εποχής, δίνοντας νέο νόημα στην κατοικία ως σύμβολο ευμάρειας. Παράλληλα πραγματοποιούνται κοινωνικές αλλαγές και ραγδαίες κινητικότητες που επαναπροσδιορίζουν συνεχώς το μοντέλο κατοίκησης.
