Content Summary	Τα τελευταία χρόνια, ο όρος «οικονομία διαμοιρασμού» (Sharing Economy) έχει καθιερωθεί για να περιγράψει τη δραστηριότητα που πραγματοποιείται μέσω διαδικτυακών πλατφόρμων, όπου ιδιώτες συναλλάσσονται απευθείας μεταξύ τους, προσφέροντας πρόσβαση σε διαθέσιμους ή μη επαρκώς αξιοποιούμενους πόρους, με βασικό κίνητρο το οικονομικό όφελος. Ένα από τα πλέον χαρακτηριστικά παραδείγματα αυτής της πρακτικής είναι η ενοικίαση καταλυμάτων μέσω της πλατφόρμας Airbnb, μέσω της οποίας πλήθος ιδιοκτητών στην Ελλάδα έχουν εκμεταλλευτεί την αυξημένη τουριστική ζήτηση, προσφέροντας ιδιωτικά ακίνητα για βραχυχρόνια διαμονή. Η παρούσα μελέτη επιδιώκει να διερευνήσει τις επιπτώσεις της οικονομίας διαμοιρασμού στον τουριστικό τομέα γενικότερα και ειδικότερα στον ξενοδοχειακό κλάδο, εστιάζοντας στην Περιφερειακή Ενότητα Κρήτης. Η σημασία της έγκειται στο γεγονός ότι, για πρώτη φορά, οι συνέπειες του φαινομένου αυτού γίνονται ιδιαίτερα αισθητές σε βαθμό που να απαιτούνται νομοθετικές παρεμβάσεις για τον περιορισμό του φαινομένου των βραχυχρόνιων μισθώσεων, όπως αυτό εκδηλώνεται μέσω της Airbnb. Ένας επιπλέον στόχος της μελέτης είναι η παρουσίαση του θεσμικού πλαισίου που ρυθμίζει τη δραστηριότητα των βραχυχρόνιων μισθώσεων στην Ελλάδα, καθώς και η συγκριτική αποτύπωση αντίστοιχων νομοθετικών πρωτοβουλιών που έχουν υιοθετηθεί σε επίπεδο Ευρωπαϊκής Ένωσης. Η δομή της εργασίας περιλαμβάνει, αρχικά, το θεωρητικό πλαίσιο που αφορά την έννοια της οικονομίας διαμοιρασμού, με έμφαση στην πλατφόρμα Airbnb ως το χαρακτηριστικότερο παράδειγμα στον τομέα της τουριστικής στέγασης. Στη συνέχεια, αναλύεται η τουριστική δυναμική της Κρήτης, ενώ ακολουθεί η παρουσίαση της ερευνητικής μεθοδολογίας που χρησιμοποιήθηκε για την απάντηση των βασικών ερευνητικών ερωτημάτων. Η μελέτη ολοκληρώνεται με την εξέταση του ρυθμιστικού πλαισίου τόσο σε ελληνικό όσο και σε ευρωπαϊκό επίπεδο, οδηγώντας στα τελικά συμπεράσματα.	el
Content Summary	In recent years, the term “Sharing Economy” has become widely used to describe economic activity facilitated through digital platforms, where private individuals engage in peer-to-peer transactions by granting access to underutilized or available resources, primarily for financial gain. One of the most prominent examples of this practice is the short-term rental of properties via the Airbnb platform, which has enabled numerous property owners in Greece to capitalize on increased tourist demand by offering private accommodations. This study aims to examine the impact of the sharing economy on the tourism sector overall, and more specifically on the hotel industry, with a focus on the Regional Unit of Crete. Its significance lies in the fact that, for the first time, the consequences of short-term rentals are becoming so pronounced that legislative measures are being introduced to regulate and potentially restrict the spread of the Airbnb phenomenon. An additional objective of the study is to present the regulatory framework governing short-term rentals in Greece, along with a comparative overview of policy initiatives adopted at the European level to address similar challenges. The structure of the study begins with the theoretical framework concerning the concept of the sharing economy, highlighting Airbnb as the most representative platform in the accommodation sector. This is followed by an overview of the tourism dynamics in Crete, and a detailed presentation of the research methodology employed to address the core research questions. The final section explores the regulatory landscape at both the national and European levels, leading to the study's conclusions.
